澳联储加息至1.75%会有何影响?多地月供大涨,亚裔夫妻压力山大(图)
《先驱太阳报》报道称,如果澳洲的现金利率在圣诞节前上调至1.75%,墨尔本多地民众的月供将比上次现金利率为1.75%时多出近900澳元。

澳联储被认为将在6月7日将现金利率提高到0.75%,并在12月升至1.75%。
2016年澳洲的现金利率曾达到1.75%,而如果现在达到该水平,普通房产的月还款额将比2016年多1000多澳元。
2016年以后,房价和生活成本均飙涨,但目前创纪录的低利率,使得当前墨尔本的月度还款额仅比那时高出170澳元。
Jason Ng和妻子Esther近期买了一套房子,正在等待交割,目前居住在Doncaster East的一套租屋内。
他们在8个月前迎来了第一个孩子,感觉生活压力成本比以往任何时候都要大。
Jason说:“存首付对我们来说已经很困难了,我们有点担心房子交割后现金利率上涨造成的后果。如果利率继续上涨,我们的还款额就会增加,在食品和燃料方面的花费也会增加。”
他说,他们不得不修改对新家的装修预期。
他们还改变了自己的预算,原因是孩子出生后情况更加复杂。

疫情期间在热门市场,如Mornington半岛,买房的买家,将最容易受到利率上涨影响。
PropTrack的经济学家Angus Moore表示,在这些地区买房的人可能在经济上更有优势,能够经受住风暴。
与此同时,生活成本压力上涨,包括油价涨到2澳元/升,通货膨胀率上涨,工资停滞不前。
RateCity.com.au的研究主管Sally Tindall表示,到明年,普通借款人的每月还款额“可能会增加651澳元”。
Finder理财专家Rebecca Pike说,在其消费者情绪跟踪报告中,为满足生活费用而面临困难的澳洲人的数量正在上升,并在4月份达到了历史最高水平。
